After the approval of professional services agreement we begin Phase 1. For many projects, it is necessary that we obtain an up-to-date topographic land survey at this time.

Phase 1 includes the development of a 2D schematic design plan. The plan is an illustrative concept rendering of how the property (or project) can look based on our discussions with the client and our own site analysis. It is our ‘vision’ of the how the project will look when complete.  The plan is not suitable for construction or permits.  Along with the plan, we typically prepare an itemized construction budget range. This is for discussion and review of the overall project costs.
